Available property and loan purposes
The loan can be used for the purchase or construction of an urban apartment , a single-family residential building , a farm or an estate center .
Must be classified as residential property – a holiday home, weekend home, or resort does not qualify , even if suitable for permanent residence
Loan amount, term and interest rate
Maximum loan amount : HUF 50,000,000
Term : maximum 25 years
Interest rate : fixed, maximum 3% per annum over the entire term
Property value and square footage limits
Gross 1,500,000 HUF/m² square meter price ceiling
It is also possible to purchase used residential property if it meets the other conditions. (In the case of new construction, the permit must be issued after January 1, 2022.)
The purchase price or cost may differ by ±20% from the appraiser's market value.
Personal entitlement
The applicant is a Hungarian citizen , or a third-country national from an EEA country or a stateless person with an appropriate residence permit . Mortgage and mortgage loan
No criminal record , no public debt (≦ HUF 5,000 may remain)
At least 2 years of legal status with the Social Security Administration (TB ) are required, even if it is from a foreign country (neighboring country), as long as you have a Hungarian address; at least the same number of Hungarian legal status must be maintained in the last 180 days
Criteria for a first home
You may not have owned an inner-city residential property within 10 years, unless:
value ≤ 15 million HUF,
demolished,
burdened with a benefit, or
ownership share ≤ 50% (even in one property).
If, when involving a co-debtor, it is sufficient for only one half of the claimant or co-debtor to meet this criterion.
Co-debtor and acquisition of property
A co-debtor can only be a spouse or a parent ; in the case of a married couple, both can be included.
If the co-debtor is a parent, he/she does not need to acquire ownership of the property. Mortgage and mortgage loan
The property acquired from the loan can be rented out .
Self-sufficiency and costs
Minimum equity : at least 10% (relative to the market value). However, the bank may have different internal rules.
Additional fees: loan assessment/disbursement max. HUF 30,000 , plus valuation and on-site inspection costs. Mortgage and mortgage loan
Prepayment fee : maximum 1% of the prepaid capital.
Application process and deadlines
Claim start date : September 1, 2025.
Contract submission : for purchases, within 180 days after signing the purchase contract; for construction, before the occupancy permit. Mortgage and mortgage loan

Compatibility and further information
The loan can be combined with : CSOK Plusz or Falusi CSOK support, but only one other loan can be taken out at the same time . (Modification: August 25, 2025) BiztoDöntés+1
The loan does not include any non-refundable subsidy (only interest subsidy). Duty exemption is only possible in combination with CSOK.
The interest subsidy ceases if: the property is alienated , demolished (except in the event of a natural disaster), encumbered with a usufruct or right of use , or used for non-residential purposes .
